Arden Park Real Estate for Sale

Arden Park: A Famous Creek Runs Through It.

Minnehaha Creek is the predominant landscape feature of the Arden Park neighborhood. And while some of the most beautiful (and largest) private lots in Arden Park border the creek, most of the creek's journey through Arden Park is on public land. Of Minnehaha Creek's four-mile meander through Edina, only 12.5% or a half-mile is through public property. Most of that is in Arden Park. (For more info on Minnehaha Creek in Edina, see the Minnehaha Woods profile.)

The 18-acre Arden Park, from which the neighborhood draws its name, stretches from north of 52nd Street to south of 54th Street. The best-known park amenity, other than the creek itself, is the outdoor hockey rink, which was the first in Edina, created in 1949. Many state high school hockey championships for Edina High School can trace their lineage to this park rink.

The park provides the greenery and open space that heightens demand for luxury homes, both old and new, in the prestigious Arden Park neighborhood. Click here to read more...

Arden Park: Elite Edina Subdivisions

Today's Arden Park neighborhood includes parts of three of the most famous sub-divisions in Edina history – at least prior to World War II: Country Club, Brucewood and South Harriet Park.

Of the three, only Brucewood is wholly contained within today's Arden Park neighborhood. Brucewood, platted in 1938, is the addition on both sides of Bruce and Arden avenues and Bruce Place between 50th and 52nd streets.

The Arden Park portion of Country Club, platted more than 10 years after the first sections of Country Club, is legally "Country Club District Wooddale Section". That addition, platted in1936, includes all lots south and west of Minnehaha Creek to Wooddale Avenue and 52nd Street. The other sections of Country Club District are Brown, Fairway and Sunnyslope, all north of 50th Street.

The expansive South Harriet Park Addition – more than twelve square blocks – begins in the northwest at 52nd and Wooddale and stretches south across 54th Street into the Minnehaha Woods neighborhood, ending at 56th Street. The addition includes everything west of Arden Park and Park Place in Minnehaha Woods. South Harriet Park Addition is far enough from the creek that it was laid out with uniform, rectangular lots and straight streets, much more like the original Country Club neighborhood than Brucewood or Country Club Wooddale.

The same is not true for the South Harriet Park 2nd Addition east of Minnehaha Creek in Arden Park. That addition, which includes land between France Avenue and Arden Park from 52nd to 54th, except Calvary Christian Reformed Church and Brownstones on France, features larger, elongated lots of varying sizes.

A fourth substantial addition in Arden Park, the Glenview Addition to Edina – 56 lots – occupies both sides of Juanita and Indianola avenues and the west side of Halifax, except the northernmost lots approaching 50th Street.

None of those four additions, however, has the distinction of being the first to be platted in the Arden Park neighborhood. According to the 1913 plat map, the only addition existing in Arden Park at that time was Stevens 1st Addition to Minneapolis, which now includes 10 parcels between Jay Place and Indianola Avenue south of 50th Street. The name of the addition may have been ambitious, because there is no evidence of a 2nd or 3rd Stevens Addition in the vicinity – and it is relatively unknown because six of the ten parcels are the church and parking lot of Edina Covenant Church.

Nearly all the original homes in Arden Park were built in the few years before U.S. entry into World War II. The exception is the South Harriet Park 2nd Addition – where nearly all the homes were built after the war. (No homes – or anything else – was built in the U.S. from 1942 to 1946.) Post-war construction dates also hold true for the smaller Auditors Subdivision 172 from Halifax Avenue west across Gorgas Avenue.

The construction dates of condominium buildings along the eastern edge of Arden Park range from 1962 for The Edenderry on 50th to 2006 for Brownstones on France at 52nd and France. Return to top

Arden Park Is Nearly Square

The Arden Park neighborhood forms nearly a perfect square. If it weren't for the northeast corner being part of the 50th and France neighborhood, it would be. But if not for 50th and France, Arden Park would be quite a different neighborhood – and more than geometrically. The proximity of a high-quality shopping and restaurant district, which also features a popular movie theater, makes Arden Park one of the most desirable neighborhoods not only in Edina, but in the Twin Cities.

The superb location of Arden Park in relation to other amenities in Edina and Minneapolis's lake district is a primary reason that Arden Park has witnessed considerable housing teardown and remodeling activity in the last decade. Return to top

The Other Arden Parks

There actually is an Arden Park Addition in Edina, actually three of them, but none are in the Arden Park neighborhood. To learn more about them and where they came from, see the Morningside neighborhood profile. Return to top
